Nevada County Land, Ranch & Homestead Real Estate

Find land that fits the life you want to live.

A Different Kind of Land Specialist

I'm Heidy Adams, a Nevada County real estate agent specializing in land, ranches, farms, acreage, and homestead properties throughout the Sierra Nevada foothills.

My relationship with the land began long before my career in real estate.

I've been gardening for most of my life and have spent the last decade homesteading in Nevada County, with hands-on experience in certified organic farming, orchards, raising chickens, growing food, and cultivating medicinal herbs.

I have a degree in Plant Biology, with a background in plant taxonomy, and I'm a naturalist, wildcrafter, and herbalist specializing in plant identification and ethnobotany—the study of the relationships between people and plants, including their traditional and practical uses.

My interests extend well beyond cultivation. I study native plants, birds, wildlife, mushrooms, and the ecosystems of the Sierra Nevada. I'm deeply familiar with the region's waterways, landscapes, and the remarkable ecological diversity that exists across its elevations.

I've spent years learning not only how to grow things, but how to live with the land.

That experience shapes the way I approach real estate.

When I walk a property, I'm not simply evaluating acreage, improvements, and views. I'm considering its ecology, growing conditions, water, topography, and potential to support the lifestyle someone envisions.

I've Lived the Homesteading Lifestyle

For me, homesteading isn't an aesthetic or a passing trend. It's something I've practiced for years.

I've tended orchards and gardens, raised chickens, grown medicinal plants, and participated in the everyday rhythms of growing, harvesting, preserving, and preparing food.

My experience includes canning, fermentation, food preservation, herbal tinctures, salves, creams, and other traditional preparations.

As a wildcrafter and herbalist, I've also developed an intimate familiarity with identifying plants and understanding their botanical characteristics, ecological relationships, and ethnobotanical uses.

I understand the satisfaction of harvesting food you've grown, the challenges of working with the seasons, and the practical realities of maintaining a productive homestead.

I also understand how much the land itself influences what's possible.

A property's elevation, soil, slope, sun exposure, water resources, and microclimate can dramatically affect its agricultural potential.

That's why I approach rural real estate differently.

Matching the Land to Your Vision

Whether you're dreaming of an orchard, a productive vegetable garden, a small farm, livestock, an off-grid retreat, or simply a home surrounded by nature, I can help you think through what different properties may offer.

Nevada County encompasses an extraordinary range of environments. Lower-elevation oak woodlands, rolling ranchland, forested foothills, and mountain properties can have vastly different growing seasons, temperatures, soils, and water considerations.

My background in plant biology, agriculture, and local ecology helps me recognize these differences and ask the questions that matter.

I help clients consider:

  • Elevation and climate: Growing seasons, frost exposure, summer temperatures, and microclimates

  • Agricultural potential: Orchards, gardens, pasture, livestock, and small-scale farming

  • Topography: Slope, usable acreage, drainage, and sun exposure

  • Water: Wells, springs, creeks, irrigation systems, and water-rights considerations

  • Plants and ecosystems: Native vegetation, soils, habitat, and ecological characteristics

  • Rural infrastructure: Access, utilities, septic systems, fencing, and existing improvements

Some properties are beautifully suited to agricultural pursuits. Others are better suited to recreation, conservation, privacy, or simply enjoying the natural world.

The goal isn't just to find land. It's to find land that makes sense for you.

I see land as more than something we own.

Every property is part of a living community of plants, animals, fungi, microorganisms, and waterways.

As a naturalist, I find meaning in understanding those relationships. I notice the native vegetation, the birds moving through a landscape, the mushrooms emerging after rain, and the subtle differences between one habitat and another.

My knowledge of plant identification, ethnobotany, and local ecology gives me a perspective that naturally carries into my real estate work.

It also allows me to connect with buyers who aren't simply looking for a house, but for a deeper relationship with the natural world.

Local Experience. Specialized Knowledge.

A Life Lived on the Land.

I help buyers and sellers of land, ranches, farms, homesteads, rural homes, and acreage throughout Grass Valley, Nevada City, Penn Valley, North San Juan, Rough and Ready, and the surrounding Nevada County foothills.

My approach combines real estate expertise with a scientific background, decades of personal gardening experience, and a decade of firsthand homesteading in this region.

I understand the aspirations that bring people here because I've lived many of them myself.

If you're looking for a Nevada County Realtor who understands the land beyond the property lines, I'd love to help you find your place here.
